Corpus Christi TIRZ #3 allows project-specific development agreements for eligible downtown projects that create significant public benefits, private investment, redevelopment, or increased tax value.
Eligibility
Developers, property owners, and businesses pursuing substantial downtown Corpus Christi redevelopment or investment projects in the TIRZ #3 area.
Requirements
- Engage city and Downtown Management District staff before project commitments
- Provide project budget, sources and uses, public benefit, site control, investment, and timeline information
- Receive required board, city, agreement, and performance approvals
