Metro Nashville uses Tax Increment Financing as an economic development and redevelopment tool, typically administered through MDHA redevelopment districts and project plans. TIF can help finance eligible public infrastructure, site preparation, parking, streetscape, affordable housing, and other redevelopment costs where a project meets legal and local public benefit requirements.
Eligibility
Developers, businesses, property owners, and public-private partners with eligible projects in Nashville redevelopment districts may seek project-specific TIF assistance.
Requirements
- Project must be located in Nashville-Davidson County and generally within an eligible redevelopment district or project area.
- Project must meet applicable redevelopment plan and tax increment financing requirements.
- Applicant must demonstrate public benefit and need for public participation.
